An Electrical Installation Condition Report (EICR) is a formal inspection and test of a property's electrical installation. It identifies any damage, deterioration, defects, or dangerous conditions — and gives the installation an overall rating.

For landlords, an EICR is now a legal requirement. Private rental properties must have a valid EICR (carried out no more than 5 years ago) and a copy must be provided to tenants and the local authority on request. Failure to comply can result in fines.

For home buyers and sellers, an EICR provides confidence that the electrical installation is safe and compliant. It's increasingly requested by solicitors as part of the conveyancing process.

How long does an EICR take?

Typically 2–4 hours for a standard house, longer for larger properties or HMOs. Power is off in sections during the test.

What happens if it fails?

We provide a detailed report of what remedial work is needed. We can quote to carry out the remedial work — once complete, we re-inspect and issue a satisfactory certificate.

How often does an EICR need to be done?

Every 5 years for rental properties. Every 10 years for owner-occupied homes. On change of tenancy.

Is an EICR the same as a PAT test?

No. An EICR covers the fixed wiring installation. A PAT test covers portable electrical appliances. Both may be needed for rental properties.
